First-Time Homeowner Lessons Learned
In one year since buying our fixer-upper, we've discovered a lot about ourselves and our finances. Here are seven valuable lessons for any new homeowner.

Yes, my husband, Jeremy, and I are a little crazy. But mostly, we're just cheap.
For three years we had saved religiously to buy our first home. Then last year, when we moved from astronomically priced California to planet-Earth Baltimore, we took our opportunity.
But to afford a home in the neighborhood we wanted, we had to buy a fixer-upper. We're not handy. I didn't know the difference between a jigsaw and a belt sander. And I certainly don't like getting my hands dirty. But necessity is the mother of invention, and we've learned a lot about ourselves and our finances over the past 12 months.
Here are seven lessons I'd like to pass on to any new or potential homeowner:
1. Owning a home is more than a mortgage. I knew this before I bought my house, and I read my colleague Cameron Huddleston's personal story last year on The True Cost of Owning a Home. But somehow, even when you know you'll have to pay property taxes, higher utility bills and home insurance, it's still a shock when it comes to writing those checks.
For instance, I pay about $170 extra per month to heat, cool and power my 1,400-square-foot starter home in Baltimore than I paid at my 850-square-foot apartment in mild-weathered California. I spent $200 per year for a renters insurance policy compared with $600 for homeowners insurance. Plus I have to pay for water, sewer and garbage service -- three costs that were always rolled into my rent in the past. Add in property taxes, and altogether I pay around $6,000 extra per year to live in a house -- or $500 extra per month. And that's not counting maintenance and repair costs...
2. Always have cushion of cash for home repairs. We bought our home "as-is" -- which meant that the previous owner wasn't going to fix anything before we moved in. So Jeremy paid rapt attention during his two-hour tour with the home inspector. Upon moving in, we prioritized the findings and began tackling them one at a time, using a small cushion of money we had saved by buying a fixer-upper. But even after tackling the main issues, we soon discovered that unexpected problems -- big and small -- can creep up at any time.
The first (and last) time we had to pay a plumber $400 to fix a couple of water surprises, we quickly resolved to plan for the unexpected and to keep a cash reserve for home repairs -- and Jeremy decided it was time he took up plumbing. Now we set aside between $50 and $100 each month into a fix-it fund -- separate from our regular emergency fund -- so we don't have to lean on our credit cards when the unexpected arises, which it frequently does.
3. You can save a lot of money as a do-it-yourselfer. Before we bought a house, my husband wasn't someone I would have classified as "handy." He's brilliant at academics, but I never saw him work with his hands, unless you count assembling our Ikea furniture.
So it was with a bit of trepidation on my part that we bought our house. But Jeremy was confident he could learn most of what he needed through books.
It's been a busy 12 months. We have refinished the hardwood floors, stripped wallpaper, painted the entire interior, sanded and painted half the exterior, hung new rain gutters, installed a sump pump, fixed water leaks on almost every sink and toilet, replaced old leaky appliances, rewired all the electrical outlets, changed out old light fixtures, re-roofed the shed, re-grouted a shower, sealed the cracks in our driveway and tore out some bushes, to name a few projects.
Yes, tasks always cost more than you think they will (we've learned to budget an extra 20% beyond what we calculate). And we discovered that home improvement isn't half as easy as it looks on HGTV. But with a little (okay, a lot) of elbow grease, we've saved several thousands of dollars so far.
4. But some jobs are worth hiring out -- if you can afford it. Out of all our projects, we learned that we never want to refinish our own hardwood floors or hang rain gutters again. We were limited by a strict budget, so we had no other option than to do these ourselves. And on the two projects together, we did save a ton of money. But after months (yes, months) of fiddling with rain gutters, climbing through bushes, hanging off rooftops and cleaning up related water leaks in our basement, we'd save up for a pro next time. We just pray there isn't a next time. Ever.
5. Buy used. Assembling the mess of tools you need to repair and maintain a house can be pricey, not to mention the cost of furnishing your new space. Our local Craigslist site had a bounty of deals on yard and construction tools. We also scored big-time at a neighborhood estate sale. We got a TV cabinet, rocking chair, two bar stools and a working circular saw with a table for $25 total. We also have borrowed tools from friends as we've tackled specific projects. And if we had to buy new, we collected coupons for the local hardware store whenever we could.
6. Having a yard is harder and more costly than you think. With a family, buying a house with a decent-sized yard was top on our list. But we never imagined all the work and money it would take just to keep it up, from the weekends spent mowing, trimming and weeding to the cost of buying tools, fertilizer, mulch, topsoil, plants and other extras we needed to spruce up the place.
We also learned that a vegetable garden is a hobby -- not necessarily a way to save money on groceries. By the time Jeremy dug up a 700-square-foot area of our lawn, built a new fence to keep the deer and rabbits out, bought all his seeds and supplies, we were out at least $500. And then there's the money we spent on canning supplies to bottle our bounty when we couldn't eat it all or give it away (50 jars of salsa and counting). However, we definitely ate much healthfully this summer than we usually do. And really, can you put a price on the perfect vine-ripened tomato?
7. You must plan and prioritize. There's always something to be done on a house. The trick is to separate needs and wants, to figure out what is the best use for your money and your situation.
I often daydream away the dated country cabinets and daisy-printed countertops in my kitchen. My 4-year-old affectionately calls our bathroom "Big Blue" for its blue toilet, tub and sink. I call it "Big Eyesore." We've also researched building a full fence and widening our driveway. But these projects have been pushed to the back shelf as more pressing needs required funding, particularly daily upkeep and life's surprises.
Our latest priority: More space. We just started work two weeks ago on finishing our basement and, yes, we're doing it ourselves with the help of family and friends. We planned ahead by picking up extra work and trimming our budget to save the money for the project in advance -- with a cushion, of course, to cover the unexpected.

another thing about tools is buy low end or rent depending on the use of the tool. I needed a hand grinder that I know I'd only use possibly once, so off to harbor freight, and for less that $30 I had a grinder and enough wheels to do the job.

I'd like to hear lessons learned about getting a good a deal on financing, negotiating with a seller, negotiating with a realtor, and closing the deal on the whole. One thing I learned *after* my recent purchase is to find your own home inspector rather than just using whomever your realtor suggests. Perhaps the same should go for mortgage brokers. They're not all necessarily in cahoots, but it doesn't hurt to watch your back.

Welcome to the world of home ownership !!! Some suggestions: Take photos (and share with us). Buy the best tools you can afford Hire out difficult tasks (like chimmny cleaning) it is not worth the risk. You stated you had leaks (with) your sinks and appliances, watch out for mold !! Have a pro check out your heating system, this is something you can not learn from a book. Most important -- Have Fun !!

Wow, I'm impressed! What a team. Your kids & friends have great memories to cherish. Thank you for the solid advice. Also, for making us readers feel like we are not the only ones..on our hands and knees, figuring things out. But, the sense of satisfaction is worth it.

One thing that may cause or lead to water leaks in your house is the water pressure coming into your house maybe too high. You may need to have it checked and/or add a pressure regulater. Anything over 60 psi is not needed.

To take the edge off of unexpected home repairs, I'd highly recommend getting a HOME WARRANTY. The cost is $300-600 per year but WELL worth it. The warranty can cover everything from plumbing, electrical, appliances, heating, air conditioning etc. It's really useful for older homes and fixer-uppers. Any covered item that breaks down, you can call the hotline, pay a deductible (ours is $50), and have a professional come fix it almost immediately. . . It has saved our butts 3 times in the past couple of years as ONE call to the plumber might have cost us the yearly premium. Ours is through Fidelity, but there's a bunch you can choose from. Thanks for posting this. We've owned a 100 year old two-family fixer-upper in Brooklyn for the last 4 years. And in that time, we've renovated two bathrooms, waterproofed the basement, replaced the roof, replaced a water heater and fixed up the backyard only to give up since something else needed fixing. It's good to know that we're not the only ones going through this!

This was just a FANTASTIC article! - one that every person should read, even if they never plan to own. Because of the hidden "surprises" that occur - ON TOP OF, my goodness!, ALL of the upkeep, planned or unplanned - I decided years ago that I really would prefer to rent. But, of course, if I see something that I really, really, REALLY want to buy (or think that I do!!!), I'll buy it. Thank you for being so sharing! And, it cannot be said enough to ALWAYS have a cushion - available, ready...like "right then". Let us know when you expand your driveway, what vegetables/fruit you grow (maybe you can let us know what ones are just not worth the trouble!), and especially (!) let us know if you ever change the "Big Blue" bathroom to another color! Hooray to both of you! I bet you didn't realize just how talented God made you!!! Sometimes we don't know what we're capable of accomplishing (not just doing, but accomplishing) until we're faced with it. Y'all have done marvelously - and, you know what?, your neighbors admire you! :)

Welcome to the wonderful world of homeownership and congratulations on tackling all of your projects so quickly! As a former owner of a 1925 fixer upper -- I can empathize with your story. My former home had an additional task -- emptying out the amassed items -- 63 years worth -- of my late grandparents PRIOR to starting ANY of the projects!! Needless to say, homeownership will ALWAYS be my choice over renting: it offers the opportunity to learn and grow and provides visual evidence of it for years. The only thing I think you missed in your article is that though it is a lot of time, work and money, I consider it the equivalent of a gym membership every year -- that you build equity in!!

Thanks for the wonderful article. As a realtor I often advise first time home buyers to be realistic when they elect to buy a fixer upper. Your article provides a reality check. I assume you are aware but I have to mention you can have the bathroom fixtures recolored instead of replaced. This may be another job for a professional hire however.

What I did in my first home purchase. Set a goal of what your looking for,keep in mind 30 years of owning so plan for kids and growth. So consider extra bedroom and baths..Try and find a home that comes with appliances,new or fairly new roof..check with local agencies find a lic inspector...Consider a contractor for:gutters,fences,insulation they buy in bulk and if you consider your time materials and tools its cheaper usually.Negotiate bids and get several and check their references..go with someone who has been around at least 10 years so you know they are reputable.Use government and local agencies to help with repairs..in some cases you can get money from government and utility companies for saving energy..Like a new furnace thats 90% efficent.. or insulation that has a certain r-value..using contractors for large items can save you in the long run. If permits are needed they'll know..if their is boundry issues they will be aware of these..And if they dig and hit something they are responsible..use company accounts to get best deal on paints and supplies..this is to say get permission and pay for it yourself but use their buying power..check with your relatives they might be a maintenace tech or such that can work this out for you. Check with local suppliers that furnish apt communities with supplies..chances are you can set up an account with them and save thousands on items than buying at your local hardware...and consider this the most when buying items..pay a little more for the long term..such as paint, painting a house is a lot of work so buy a 20 year paint instead of 3year..buy lights and plumbing that are solid metal instead of plated..they'll last longer and look better in the long run..check out local alteration places to have those drapes made and consider buying furniture in pieces and not all at once look for the real sales..get to know your neighbors not only can they keep a eye out but may know people they have used...keep a list of local contractors that have 24 hour sevice that can come fix that leak or furnace or clogged drain when it occurs.

"You can save a lot of money as a do-it-yourselfer." The BEST advice I can recommend is look out for any "do-it-yourself" DIY work. The best way to look into this is look for Building Permits. Most cities have public records of Building Permits. If the house you are looking at has no Permit then be very wary. DIY is a good eye opener, both positive and negative. DIY demolition can be very fun and a big cost save. DIY painting can sometimes be higher quality then professional jobs (depending on your price point). However, there are some painfully obvious DIY jobs that you should look out for. Sloppy painting isn't a big issue to fix. Sloppy drywall (popped nails and bad tapping) will start to get more expensive. If you like smooth wall you need to have a really good eye and you want the house to have a lot of bright directional light so you can see flaws. The worst DIY is the stuff you can't see. Plumbing and electrical are the big issues. Sadly in my current house the home inspector never bother mentioning that having tons of Junction boxes in the basement isn't really up to code and a sure sign of DIY electrical work. DIY plumbing is the worst. Plumbing can often be great for years until the first time you need have them cleaned for a clog. Then you might find out the hard way that someone didn't use enough glue in the joints. All and all if you are looking at a first time home keep your eye's peeled for DIY. Especially electrical. Always look at the circuit breaker for a house. The good part of doing at least on DIY project is that YOU will know what to expect from professional crews. Construction crews are often not very professional despite how good there work is.

As a rule of thumb, don't purchase a house if you think it has potential but needs work. I would wait until your second house or until you have first hand experience fixing up another house before.

I think this was a great article. My first home was a fixer upper and I've done several like this since then.
