Words That Will Help Your Home Sell Fast

If you're thinking about selling your home, here's some guidance on terminology to use to help your listing stand out to potential buyers.

The right price is key to luring buyers when you’re trying to sell a home. So is what you say. Research firm CoreLogic looked at listings of more than 1 million homes that sold in 2016 to identify phrases associated with a shorter- or longer-than-average time to sell.

Listings that sold the quickest included, in rank order:

  • Fenced backyard
  • Split floorplan (master suite and other bedrooms on separate sides of the house)
  • Laminate flooring
  • Updated kitchen
  • Finished basement
  • Move-in ready
  • Open concept
  • Single story
  • Natural light
  • New stainless-steel appliances
  • Vaulted ceilings.

    Those that took longest:

  • Golf course
  • Gourmet kitchen
  • Acres
  • Two-story
  • Second floor
  • Main floor
  • Custom-built
  • Large walk-in closet
  • Ceramic tile
  • Formal dining room
  • Large kitchen
  • Granite countertops
  • First floor

    You’ll find many of those features in larger, higher-priced homes, which often take longer to sell than smaller, less expensive ones.

    Use the results to guide which features to emphasize or how to update your home for sale. You may want to install a fence or replace countertops with quartz and flooring with natural-stone tile. Both materials are popular for 2017.
